This property is being sold AS IS, WHERE IS without any warranties or guarantees. The property is being sold without any contingencies for inspection, appraisal, survey, financing, or any other reason.


A 10% buyer's premium will be added to the final bid for a total contract price. 


Buyer's Agents and Transaction Broker's Agents must register their buyers 24 hours before the auction and buyer/bidder must not have previously contracted Top Dollar Realty & Auction or the Seller. Agents register their buyer by emailing Agent's contact information and their buyer's first and last name and buyer's company name to Nathan@TopDollarRealty.US. If any potential buyer that has contacted Top Dollar Realty & Auction or the Seller prior to Buyer's Agents and Transaction Broker's registering said buyer then co-op commission will not be paid to Buyer's Agents and Transaction Broker's.


In order to be approved to bid, bidders must furnish a lender letter/proof of funds. The winning bidder must furnish a bid deposit of $10,000 due immediately following the auction, to be used towards the earnest money deposit, in the form of a wire transfer or cashier's check made out to Unified Title Company. All online bidders must be registered and approved to bid 48 hours before the auction. 


An earnest money deposit of $10,000 or 10% of the contract price, whichever is greater, will be due within 48 hours following the auction and payable to Unified Title Company. Earnest money deposit will be placed in escrow with the title company and will be used towards the purchase of the property. Earnest money is non-refundable to the Buyer for any reason. Buyer will sign an earnest money release the day of the auction releasing all earnest money to the Seller if buyer fails to close on or before August 29, 2018. 


Closing to take place at Unified Title Company, with Connie Wells, on or before August 29, 2018 with possession the day of closing. The address for Unified Title Company is 120 North 9th Street, Suite A Canon City, CO 81212.


The property will be sold with NO RESERVE


When the auction is completed the successful bidder will be required to sign a standard Colorado Real Estate Buy/Sell Contract, with no contingencies and waiving the inspection, a lead based paint disclosure and an earnest money release form releasing all funds to the Seller if the Buyer fails to close (for any reason) on or before August 29, 2018. The buyer will be a under specific performance contract. Seller will not provide a Seller's Property Disclosure.


A title insurance policy will be paid for by the Seller and issued by Unified Title Company. Seller will transfer title by a General Warranty Deed.
